Here at Wolf-Haus we understand that the first step to a successful project is carefully listening to our clients, and understanding their project goals and objectives. Our clients are carefully guided through the pre-design phase and helped to develop a plan that will fit their budget and timeline.

Pre-Design Phase

The home building process at Wolf-Haus starts with Pre-design. Clients may have their own architect and interior designer already selected, but if not, we will assist them in selecting a team that they can work with directly, or we can provide a turnkey package with one of our own preferred designers as part of the Wolf-Haus contract. Once a designer is on board, a Pre-design meeting is conducted with the designer and client. In this meeting our client has a chance to discuss their desired floor plan, size, finishes, and features they are interested in for their home. The outcome of this initial meeting will be the preparation of the build and/or design contract as well as the development of a basic elevation, floor plan, and specifications that can be utilized for discussion and the preparation of a conceptual cost estimate. If a construction loan will be required for the project, the conceptual cost estimate could be utilized for the purpose of selecting a lender. The lender selection and loan qualification should occur before the Pre-Construction Phase commences.

Pre-Construction Phase

The Pre-construction Phase includes the development of the final home design, specifications, and project cost estimate. If the budget is out of range, a value engineering study will be conducted and recommendations will be provided to our client and architect for consideration and approval. A master schedule will then be developed and provided to our client for review and will become an exhibit to the construction contract for the home. Prior to commencement of the project construction, all permits and approvals required for the project will be obtained. It is important to note that at Wolf-Haus, construction will not proceed unless all prerequisite items have been completed. These items include but are not limited to: final design and specifications, construction contract, budget, and all finish selections and colors. Before a single spade is turned, all of these items will be completed. The owner will be provided a complete construction cost estimate; unlike other builders, Wolf-Haus does not believe in providing allowances for unknown costs. We believe that this practice can be misleading to a client and potentially create a budget issue if there is not enough cost in the budget for the item. Furthermore, it is important to note that a lender providing construction financing on a home expects a firm, fixed price for every item in the budget. Here at Wolf-Haus we will work to ensure that each cost item is appropriately budgeted. Unlike other builders, Wolf-Haus guarantees the fixed price to build the home. In the event of unforeseen cost increases for things such as lumber, concrete, etc, we believe that burden should not, and will not, fall on our client. We do not believe in writing change orders to cover items that should have been thoughtfully included in the original proposal. We can assure our client that the only change orders they will see are the ones that they want to initiate in the original home design.

Construction Phase

The construction Phase will commence with a kick off meeting that includes the Wolf-Haus Project Manager, Field Superintendent, Architect/designer, and our client. Project expectations, schedule, site visits, inspections, and the building process will be discussed prior to commencement of the project. The field superintendent will be responsible for daily field operations and the Project Manager will be the point of contact for our client through the construction process. Through utilization of a state of the art construction management software/phone app, our client will have 24/7 access to the project status, schedule, photos, and updates from anywhere in the world. Through this portal, our client can send messages, ask questions, and view daily photo progress of the project. Our client will also be updated on project status through a weekly meeting in which the Project Manager and Superintendent will be in attendance. This weekly meeting can be a conference call, zoom meeting, or in person at the jobsite or Wolf-Haus office.

Post-Construction Phase

Our clients will be provided an extensive Wolf-Haus warranty book and maintenance plan. The home will come with a 10-year structural warranty and 24-month fit and finish warranty. It is important to note that Wolf-Haus is confident of its delivery of a quality build, and therefore is providing an additional 12-months of coverage on the fit and finish warranty. In addition, each build comes with a standard outside Home Warranty Plan through Fidelity Home Warranty to provide the Home Owner with added peace of mind during the first year after completion of the build.
